What is the Guaranteed Rent Scheme?

The Guaranteed Rent Scheme is a service we offer to landlords that provides a predictable and stable income for a property over a certain period of time.


We essentially become your tenant and take on full management of the property, letting it out on short-medium term stays to professionals, tourists and contractors and handle all aspects of the property,  including:


  • Utilities and bills
  • Linen and soft furnishings
  • Light refurbs
  • Furnishing/decoration
  • Legal compliance


The typical length of an agreement is 3-5 years but is dependant on each property and can be as short as 12 months and during this time you'll receive fixed, regular payments regardless of how much the property is bringing in and its occupancy.

Complete our complimentary Airbnb Revenue Valuation Form.

Following your submission, we will promptly provide you with an estimate of the potential earnings your property could generate. If you express interest, we can coordinate a convenient time for a property viewing.

Viewing and contract proposal

Upon reviewing the property, we will validate the accuracy of our earnings estimate. 

 

Subsequently, we will forward our Company Let contract for you to read through the terms and let us know you're happy.

Onboarding process

Upon your approval of the contract and the completion of all necessary signatures, we will initiate the onboarding process. This includes ensuring your property is fully compliant, setting up the property listing, and, if required, furnishing it to meet the highest standards.

Kick your feet up

With the onboarding process complete, we will commence the take over of the property.


From here you'll have a complete hands off experience and simply wait each month for the rent to come in whilst we maintain your property.

With the onboarding process complete, we will commence marketing your property to a curated audience of potential guests. Our ongoing efforts will focus on optimisation to deliver the best possible return for you. You will receive monthly financial reports to keep you informed about your property, while we take care of all other management responsibilities.

  • How much will my property make?

  • What happens if a guest damages my property?

    We take deposts from guests in the case that any damage is caused, if the deposit doesn't cover the damage then we have insurance in place to ensure we can fix any problems.

  • How long am I in a contract for?

    Our contracts vary on each property but typically fall between 3-5 years which give a stable income for a considerable time.

  • Do I have control over the listing?

    Yes, we work closely with every property owner and will always speak with you about pricing, amenities and more.

  • How is cleaning managed?

    Multiple sets of linen will be needed then we have a team of cleaners who will take all dirty laundry and linen wash it off site and  replace with clean linen. 

  • How are guests vetted?

    Depending on the platform the guest booked on, we check past reviews, get photo ID, take a deposit, make them sign Terms and Conditions, find out the reason for their stay.

  • What are the costs?

    There are no costs for this service, only revenue from our rent payments.

  • Are we able to stay in the property?

    Yes, we can block out dates if you want to have access to the property, will need notice to make sure there isn't any conflict with guest bookings.
